Assistant Facilities Manager (Mechanical Engineer) - Maintenance

What this job involves:

As an Assistant Facilities Manager with a mechanical engineering focus, you'll play a vital role in ensuring the seamless operation of critical building systems while delivering exceptional service to our clients. This position combines technical expertise with strategic facility management, where you'll oversee preventive and corrective maintenance programs for HVAC, plumbing, fire life safety, and other mechanical systems. You'll collaborate closely with engineering teams, vendors, and stakeholders to maintain optimal building performance, ensuring compliance with safety regulations and sustainability standards. What your day-to-day will look like:

• •Oversee and coordinate all mechanical maintenance activities including HVAC systems, chillers, boilers, pumps, and building automation systems to ensure uninterrupted facility operations
• •Develop and implement preventive maintenance schedules, work order management processes, and asset lifecycle strategies that optimize equipment performance and minimize downtime
• •Conduct regular facility inspections and audits to identify potential issues, ensure regulatory compliance, and maintain high standards of safety and operational efficiency
• •Manage relationships with external contractors and vendors, reviewing scope of work, monitoring service quality, and ensuring cost-effective delivery of maintenance services
• •Respond to emergency situations and critical system failures with urgency, coordinating rapid resolution and communicating status updates to stakeholders and building occupants
• •Analyze energy consumption data and mechanical system performance metrics to identify opportunities for operational improvements and sustainability initiatives
• •Prepare technical reports, maintenance budgets, and capital planning recommendations based on equipment condition assessments and lifecycle analysis
• •Mentor and provide technical guidance to maintenance technicians and junior engineers, fostering a culture of continuous learning and operational excellence
• •Collaborate with cross-functional teams including property management, environmental health and safety, and client services to deliver integrated facility solutions

Required qualifications:

• •Bachelor's degree in Mechanical Engineering or related engineering discipline
• •3-5 years of experience in facilities maintenance, building operations, or mechanical systems management
• •Strong technical knowledge of HVAC systems, building automation controls, and mechanical equipment used in commercial real estate environments
• •Proven ability to read and interpret mechanical drawings, specifications, technical manuals, and building codes
• •Experience managing preventive maintenance programs and coordinating with contractors and service providers
• •Excellent problem-solving skills with the ability to diagnose complex mechanical issues and implement effective solutions
• •Strong communication skills with the ability to explain technical concepts to non-technical stakeholders and prepare clear written reports
• •Proficiency in computerized maintenance management systems (CMMS) and Microsoft Office Suite

Preferred qualifications:

• •Professional Engineer (PE) license or Engineer-in-Training (EIT) certification
• •LEED AP, Certified Facility Manager (CFM), or similar industry certifications
• •Experience with energy management systems, sustainability initiatives, and green building operations
• •Familiarity with predictive maintenance technologies and IoT-enabled building systems
• •Previous experience in corporate, healthcare, or large-scale commercial facility environments
• •Knowledge of ASHRAE standards, OSHA regulations, and local building codes
• •Experience managing capital improvement projects from planning through execution
