Weekly Hours: Full-Time (Salary)
Location: The Parker in Myrtle Beach

Position Overview:
Assist people find their new homes! Your main focus as a Community Manager is to enhance the community for which they are responsible in the most efficient and profitable manner possible based upon the goals and objectives of the owner(s) and investor(s), as well as ensuring the greatest possible satisfaction and wellbeing of all customers. Most importantly, our property management philosophy is maintaining strong customer service and resident satisfaction, which starts with each and every leasing consultant on the Fortis team.

Essential Job Functions/Core Duties:
Financial & Asset Management:
- Develop, execute, and monitor comprehensive property budgets, financial forecasts, and variance reports to ensure optimal fiscal health.
- Oversee rent collections, proactively manage delinquencies, and implement strict expense control
- Review and approve invoices, negotiate vendor contracts, and supervise both capital expenditures (CapEx) and daily operating expenses.
- Ensure the accurate and timely delivery of all weekly, monthly, quarterly, and annual financial and operational reports.
- Drive property performance to meet or exceed Net Operating Income (NOI) and occupancy benchmarks established by ownership.
- Analyze local market trends to strategically increase market rents and maximize asset value.
Leasing & Resident Experience:
- Oversee leasing activities including tours, applications, approvals, and move-ins
- Maintain strict compliance with Fair Housing laws, local regulations, and corporate leasing policies.
- Resolve resident concerns and conflicts with a professional, diplomatic, and solutions-oriented approach.
- Drive community occupancy by executing targeted marketing campaigns, promotional activities, and outreach to attract qualified residents.
- Conduct regular market surveys and analyze local competitor trends to optimize positioning and pricing strategies.
- Deliver exceptional customer service to foster positive relationships and enhance resident retention.
- Maximize rental revenue by skillfully negotiating new lease agreements and renewals at optimal market rates.
- Manage legal and eviction proceedings efficiently and in full accordance with local laws when necessary.
Facilities Management:
- Oversee the overall physical condition, safety, and aesthetic appeal of the community to ensure a welcoming environment for residents and visitors
- Conduct routine property inspections to proactively identify issues, developing and executing long-term maintenance and capital improvement plans.
- Resolve urgent maintenance and emergency requests quickly.
Workplace Culture:
- Recruit, train, and supervise on-site staff
- Establish performance expectations and conduct regular coaching and evaluations
- Foster a culture of accountability, customer service, and teamwork
- Proactive in identifying potential team conflicts and implementing mediating strategies
Compliance & Risk Management:
- Ensure compliance with Fair Housing, ADA, OSHA, EPA, local housing laws, and company policies
- Maintain accurate records, reports, and leasing documentation
- Conduct regular property inspections and ensure safety standards are met
- Risk Management adherence
Other duties as needed or required
Supervision Received:
The Community Manager will report to the Regional Property Manager and/or Head of Multifamily Operations. Leadership will provide ongoing support and direction for community growth
Supervision Exercised:
The Community Manager will supervise all on-site Associates and all outside contractors employed by Fortis Property Management to work at their community.
Qualifications & Skills:
Education
- Two- or four-year college degree preferred
- CAM, CPM, ARM designation preferred
- High School graduate or equivalent
Experience
- 3-5 years multi-family property management experience, preferably within multifamily, or active adult/senior housing sectors.
- Strong marketing and sales background
- Proficiency in social media preferred
- Proficiency with property management software (Yardi, RealPage, MRI, AppFolio)
- Computer skills to include Microsoft Office (Word, Excel)
Physical & Work Requirements:
- Ability to walk the property and climb stairs
- Flexibility to work weekends and extended hours as needed
