The Facility Manager oversees and directs the daily property management activities related to OCR’s various owned properties. The manager works closely with the director to protect and enhance the value of the property assets and to provide an ongoing impressive facilities experience.

Essential Duties and Responsibilities

• •Directly supervises one or more employees. Responsible for hiring, planning, monitoring and taking corrective action when necessary, including termination. Addresses concerns with staff to ensure a positive work environment. Works closely with Director on personnel issues, escalating as appropriate.
• •Performs a daily round checking the operation and safety of mechanical systems.
• •Provides technical information concerning repairs, installations, and maintenance to the director as needed.
• •Performs assigned preventative/corrective work orders.
• •Visually inspects equipment at periodic intervals to detect malfunctions or need for repair, adjustment or lubrication.
• •Maintains equipment by tightening fittings, repacking bearings, replacing packing glands, gaskets, valves, recorders, and gauges, and cleaning or replacing burners or other components, using hand tools and power tools.
• •Operates and services equipment as needed or required.
• •Keeps records of maintenance up-to-date. This includes work orders, time sheets, preventative maintenance cards, equipment startup and shutdown procedures, corrective maintenance records and other government required records.
• •Includes the supervision and coordination of subcontracted services.
• •Attends project meetings and maintains project budgets.
• •Coordinates facilities projects with internal resources and vendors.
• •Provides guidance and mentorship to other facilities staff.
• •Other duties as assigned.

Requirements

Education and Experience

• •High School Diploma or equivalent. Certificate from college or technical school desired.
• •Five years of experience in a similar position or trade preferred.
• •Demonstrated knowledge of standard maintenance tools, equipment and materials.
• •Demonstrated knowledge of manual skills in use of various hand and power tools.
• •Ability to perform a variety of tasks efficiently.
• •Ability to perform mathematical arithmetic calculations including fractions and decimals.
• •Ability to follow oral and written instructions.
• •On call and afterhours work on scheduled and as needed basis.

Certificates, Licenses, Registrations

Property management or maintenance certification a plus.

Supervisory Expectations

Directly supervises one or more employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Travel Requirements

Position requires acceptable motor vehicle driving history, valid and free from restrictions, and must have a valid driver’s license and appropriate vehicle insurance coverage. Ability to travel between all OCR locations.

Physical Requirements

• •The employee must be able to complete their work satisfactorily in an environment where there are significant distractions, including staff, patients, and vendors walking through and conversing, telephones ringing, conversations carrying over, loud noises, and interruptions to answer questions from others.
• •While performing the duties of this job, the employee is occasionally required to sit and frequently use hands to finger, handle, or feel objects, tools, or controls up to 8 hours per day. The employee frequently is required to talk or hear. The employee is frequently required to stand; walk; reach with hands and arms, and stoop, kneel, crouch, or crawl.
• •The employee must regularly lift and/or move up to 50 pounds and should do so in a sound and safe manner. Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
• •The employee may occasionally work in hot and/or cold environments; small, close spaces; and may climb ladders.
