Position Summary:
Parkway Properties / Raindrop Car Wash is seeking a highly analytical and commercially minded Financial Analyst – FP&A & Strategic Finance to support the company’s continued growth.
This role will work closely with the CFO and executive team to improve financial forecasting, evaluate investment opportunities, analyze operating performance, and turn financial and operational data into actionable business insights.
The ideal candidate will be comfortable working across financial models, operational questions, and underlying business data. This person will help the company better understand where performance is changing, why it is changing, and where capital and resources should be deployed.
This is not primarily a reporting role. We are looking for someone who enjoys solving problems, investigating business trends, working directly with data, and helping management make better decisions.
Key Responsibilities:
Financial Planning & Analysis
Support the company’s annual budget and rolling forecasting processes.
Develop financial forecasts at both the consolidated and individual location level.
Forecast revenue, operating expenses, EBITDA, capital expenditures, debt service, and cash flow.
Analyze actual results against budget, forecast, and prior-year performance.
Identify the primary drivers behind financial variances and communicate findings to management.
Build scenario and sensitivity analyses around pricing, membership, traffic, expenses, capital investment, and other key business drivers.
Maintain long-term financial models to support strategic planning and capital allocation decisions.
Deal & Investment Underwriting
Support the evaluation of acquisitions, new developments, renovations, and other major capital investments.
Build and maintain underwriting models for investment opportunities.
Evaluate investment returns, financing structures, and downside scenarios.
Perform base case, downside, and upside scenario analyses.
Assist in preparing investment recommendations and supporting materials for management, lenders, and ownership.
Perform post-investment reviews comparing actual performance to original underwriting assumptions.
Operational & Data Analysis
Analyze financial and operational performance across the company’s portfolio of locations.
Work directly with the company’s SQL-based database to access, analyze, and report on operational and financial data.
Write or modify SQL queries and reports as needed to answer business questions and support recurring analysis.
Partner with operations leadership to identify opportunities to improve revenue, margins, and asset-level profitability.
Analyze key operating drivers such as traffic, membership trends, pricing, labor efficiency, cost per car, and location-level profitability.
Analyze performance trends across locations, markets, and operating cohorts.
Evaluate the financial impact of pricing changes, promotions, competitor activity, weather, renovations, and operational initiatives.
Identify opportunities to improve or automate recurring reporting and analytical processes.
Management Reporting & Decision Support
Assist in the preparation of monthly and quarterly executive reporting packages.
Develop dashboards and reporting tools that connect financial results with underlying operating drivers.
Translate financial and operational data into clear, actionable insights.
Support the CFO and executive team with ad hoc financial analysis and strategic projects.
Help develop standardized frameworks for evaluating capital allocation decisions.
Improve the quality, consistency, and accessibility of financial and operating data used throughout the company.
Qualifications:
Bachelor’s degree or equivalent relevant experience preferred.
Approximately 2+ years of relevant analytical experience preferred in FP&A, investment banking, transaction advisory, corporate development, financial consulting, business analytics, accounting, or a related field.
Strong financial modeling and Excel skills.
Strong understanding of financial statements, cash flow, and business economics.
Experience with SQL preferred; must be comfortable working with databases and learning to query data.
Ability to analyze large or imperfect datasets and identify meaningful business trends.
Strong written and verbal communication skills.
Ability to explain financial concepts clearly to both financial and non-financial stakeholders.
Strong attention to detail while maintaining an understanding of the larger business picture.
Intellectual curiosity and a desire to understand the operational drivers behind financial results.
Preferred Experience:
Experience in one or more of the following areas is preferred but not required:
SQL and relational databases
Python, R, Power Query, or similar analytical tools
Power BI, Tableau, or other business intelligence platforms
Multi-location consumer, retail, or service businesses
Mergers and acquisitions
Real estate or development underwriting
Debt financing
CPA, CFA, or other professional designation is not required.

Identify financial and operational opportunities that may not be readily apparent in the financial statements.
Provide clear analysis that helps management make faster and better-informed decisions.
Build scalable financial models, dashboards, and analytical processes that support the company as it grows.
