Apartment Maintenance Service Technician 1 (Groundskeeper)

Overall responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments. Focused on keeping the property's cleanliness, physical appearance & curb appeal.

Ability to use hand tools and power tools.

Ability to follow instructions.

Excellent time management skills.

Strong analytical and problem-solving skills.

Physical Requirements:

Prolonged periods of standing and walking.

Must be physically able to climb ladders, bend, and crawl into awkward spaces.

Must be able to lift up to 50 pounds at a time.

Essential Job Functions:

Maintain Cleanliness of building breezeways and hallways, leasing office, clubhouse, model apartments,

fitness center, service shop, and service restrooms.

Maintaining the condition of company vehicle and/or golf carts which includes service checks and monthly

wash.

Complete work orders using ticket system Servus Connect.

Maintain curb appeal including but not limited to using power blower, pressure washer and other tools as

needed.

Performing all tasks on the Turnover Checklist and Ready for Approval form (GSC Form #905).

Must be available for inclement weather maintenance, before, during & after.

Reviewing, understanding complying and fulfilling training requirements for the Operations and

Maintenance (O&M) Plans and Programs.

Support the Company’s efforts to ensure the property is enforcing the company standards by reporting any

illegal activity, hazards, disturbances, or pet violations to the Leasing Office as soon as possible.

Other duties as assigned.

Requirements

Education: High School Diploma or Equivalent preferred.

Experience: Janitorial and/or grounds experience preferred.

Must consent to work with regulated chemicals and/or materials and/or substances.

Must have a valid driver’s license within the state of residency, an acceptable driving record and own transportation.
