Description

  • Who We Are
  • M2G Ventures leads dynamic real estate investment and development projects with a bold strategy and distinctive point of view. Throughout everything we do, we are guided by our purpose to inspire evolution through impact and innovation. Across industrial, mixed-use, retail, and hospitality assets, M2G uniquely leverages institutional resources and an entrepreneurial bias toward action to achieve unparalleled results. Foundational to our success is our vertically integrated platform and everlasting commitment to thoughtful development. We believe in adding value and imbuing meaning with every decision. Above all else, we are driven to create places where people want to be.
  • About the Opportunity
  • As an Asset Management Intern at M2G, you will work in direct support of the team responsible for protecting and growing the value of every asset we own. Asset management is where strategy becomes performance. Once a deal closes, our asset managers own the business plan and drive its execution, partnering daily with leasing, property management, development and construction, marketing, and accounting to deliver the returns we underwrote.

You will be embedded with the Asset Management team on live work across our industrial, mixed-use, and retail portfolio, from budgets and business plans through performance tracking, valuations, and investor reporting. Because every discipline sits under one roof at M2G, you will see firsthand how decisions made in one seat ripple across the full lifecycle of an asset. You will learn to think like an owner, and you will do it alongside the people making the calls.

What You Will Work On

  • Budgets & Business Plans: Support the preparation of annual property operating budgets and asset business plans and track actual performance against budget and underwriting.
  • Performance Reporting: Help build monthly and quarterly reporting on occupancy, rent rolls, net operating income, and other key metrics to show how each asset is tracking against its plan.
  • Investor Reporting: Assist in preparing quarterly investor reports and updates that clearly communicate asset performance, milestones, and outlook.
  • Financial Analysis & Valuation: Support cash flow modeling, valuation updates, and hold-versus-sell analysis that inform how and when we reposition, refinance, or exit an asset.
  • Leasing Support: Partner with the leasing team to analyze proposals and renewals, evaluate lease economics, and abstract key lease terms.
  • Market Research: Gather and synthesize rent comparables, sales comparables, and submarket trends that shape asset strategy.
  • Capital Planning: Track capital projects and budgets alongside property management and construction to keep spending aligned with the business plan.

Requirements

  • Foundational knowledge of financial concepts such as present value, cash flow, net operating income, and budgeting, and an interest in learning to interpret industry documents such as leases, operating statements, and pro formas.
  • Working proficiency with AI tools such as Claude, with the judgment to use them to accelerate research, analysis, and writing while verifying accuracy.
  • Strong written, verbal, and interpersonal communication skills, with confidence engaging team members at every level.
  • Ability to prioritize, manage time, and balance competing deadlines alongside academics.

  • Strong attention to detail and commitment to accurate, high-quality work.
  • Adaptable and accountable in a fast-paced environment where priorities shift quickly.
  • Sound judgment and discretion with confidential company, tenant, and investor information.

  • Direct exposure to M2G’s asset management leaders and the subject matter experts across the platform who execute alongside them.
  • The opportunity to be considered for continued part-time involvement and future full-time roles, based on performance and business needs.
