M7 is looking for an Asset Manager to join our high-performing logistics team and play a key role in optimising our assets and delivering a best-in-class asset management experience for our occupiers.
Working at M7
M7 is a European real estate investment management firm, with a total of €5bn assets under management. We specialise in urban and last-mile logistics, leveraging local expertise and active asset management to maximise performance. These strategically located assets help occupiers reduce delivery times, lower emissions and respond quickly to consumer needs.
We take a value-oriented investment philosophy combined with a hands-on asset management platform. From acquisition through to on-going operations, we create spaces that maximise value and meet the evolving needs of occupiers.
Our culture is open, fast moving and performance driven, with a team focused approach that keeps work rewarding and fun. We are a collaborative organisation with 135 employees across the UK and Europe. At M7, we know it’s the efforts of our teams across all offices that make our success possible, so we provide a generous total rewards package and support for our employees’ wellbeing, growth and work–life balance.
What you’ll own and deliver
With your own portfolio of office and industrial assets, you’ll have the opportunity to identify, develop and implement strategies that actively drive an increase in asset value, all while keeping occupier experience front of mind. You’ll take a hands-on asset management approach which will include the below tasks.
Market vacant units and provide weekly follow-up in collaboration with brokers
Work closely with the Property Management team appointed by M7
Act as the main point of contact for tenants: monitor rent collection, anticipate tenant-related risks, and negotiate leases and renewals in line with defined objectives
Drive asset performance, including lettings, lease renewals and expiries, rent optimisation, and reduction of vacancy
Define and propose asset-level strategies, including annual CAPEX budgets, and validate OPEX with support from senior team members
Prepare robust financial appraisals to assess the viability and profitability of CAPEX projects with support from senior team members
Propose and implement initiatives to enhance portfolio value and performance
Ensure strong financial and compliance oversight, including service charge budgets and invoice approvals
Lead refurbishment, redevelopment, and repositioning projects, including inspections and follow-up actions (repairs, leasing, occupation)
Monitor construction and refurbishment works with relevant stakeholders (consultants, architects, contractors, control authorities, etc.)
Conduct regular site and asset inspections to stay close to performance and occupier experience
Ensure full accuracy and integrity of tenancy data across the entire asset lifecycle, from acquisition to disposal
Build and maintain strong relationships with third-party partners (letting agents, solicitors, property managers, surveyors)
Support disposal processes
Prepare reporting for headquarters and investors
What you’ll bring to the role
Essential:
2-3 year experience managing regional multi-let industrial or logistics assets
Commercial acumen with analytical, numerical and reporting skills
Confident communicator and negotiator, able to produce clear reports for colleagues and / or clients
Good working knowledge of French commercial lease regulations
Competent MS Office user with excellent accuracy and attention to detail
Highly motivated, professional and dedicated in approach
Bilingual in French and English
Drivers Licence
Advantageous
Member of the Royal Institution of Chartered Surveyors (MRICS) or equivalent
What you’ll get from us
A dynamic, passionate and supportive team, with a strong entrepreneurial spirit
An international environment, offering exposure to European projects and stakeholders
The management of prime, diverse and strategic assets, enabling the development of solid expertise
Strong career development prospects within a growing group
A collaborative company culture, where ideas and initiatives are valued
Short decision‑making processes, enhancing efficiency and individual impact
Accessible and engaged management, providing genuine support
