ASML Corporate Real Estate (CRE) enables business continuity by providing safe, reliable, and efficient facilities that support our fast‑growing operations. We are looking for a Manager, Asset Management to lead asset lifecycle strategies, maintenance performance, and facility resilience across our Taiwan sites. This role ensures our critical utilities, building systems, and infrastructure operate with maximum uptime and optimal reliability.

The Senior Asset Management Expert is a strategic technical leader responsible for developing and driving Asset Management excellence across the CRE Taiwan portfolio, including buildings, facilities, utilities, and critical infrastructure.

This role will establish and lead Asset Reliability Programs, Long-Term Asset Planning (LTAP), Lifecycle Cost Management, Asset Performance Analytics, and Asset Governance frameworks to enable the transition from execution-driven maintenance to risk-based, lifecycle-driven Asset Management. The position serves as the subject matter expert and trusted advisor to CRE leadership, providing data-driven recommendations to optimize reliability, business continuity, sustainability, and total cost of ownership.

Role and responsibilities

Asset Management Strategy & Governance

  • Develop, maintain, and continuously improve the Strategic Asset Management Plan (SAMP).
  • Establish governance frameworks, asset lifecycle strategies, and decision-making methodologies.
  • Translate business requirements into asset management objectives, targets, and investment plans.
  • Drive Asset Management maturity improvements aligned with ISO 55000 principles and industry best practices.
  • Support portfolio transition programs and strategic infrastructure planning.

Asset Reliability & Risk Management

  • Establish and lead a formal Asset Reliability Program.
  • Implement Reliability Centered Maintenance (RCM), FMEA/FMECA, RCA, and Reliability Growth programs.
  • Define reliability KPIs including MTBF, MTTR, availability, uptime, and asset performance indicators.
  • Conduct criticality assessments and reliability risk evaluations for critical systems and utilities.
  • Lead investigations of major failures, identify root causes, and implement sustainable corrective actions.

Lifecycle Planning & Asset Control

  • Develop and govern Long-Term Asset Plans (LTAP) for all critical assets.
  • Perform condition assessments, Remaining Useful Life (RUL) analysis, and asset health evaluations.
  • Establish risk-based renewal and replacement strategies.
  • Drive asset data quality improvement, including asset registers, BOMs, technical documentation, and asset hierarchy structures.
  • Integrate lifecycle risk, business impact, and investment priorities into asset decisions.

​Asset Analytics & Performance Management

  • Develop asset performance dashboards and predictive analytics capabilities.
  • Analyze asset health, maintenance performance, reliability trends, failure modes, and lifecycle costs.
  • Enable data-driven decision-making across maintenance, reliability, and capital planning.
  • Improve asset information management and digital asset governance.
  • Establish asset performance benchmarks and maturity metrics.

Total Cost of Ownership (TCO) & Investment Optimization

  • Lead lifecycle cost modeling and asset investment strategies.
  • Provide recommendations on OPEX versus CAPEX decisions.
  • Develop business cases for sustainment, replacement, and infrastructure investments.
  • Support investment prioritization based on risk, condition, reliability, and business impact.
  • Improve cost transparency at asset and system levels.

Organizational Capability Development

  • Act as the technical authority for Asset Management within CRE Taiwan.
  • Mentor Asset Managers, Facility Managers, Engineers, and IFM partners.
  • Establish Asset Management competency frameworks and training roadmaps.
  • Strengthen internal capabilities in lifecycle management, reliability engineering, and analytics.
  • Drive knowledge management and best-practice implementation across the organization.

IFM Performance & Vendor Management

  • Support transition to IFM 2.0 operating model.
  • Define outcome-based KPIs related to reliability, lifecycle performance, and asset data quality.
  • Review IFM asset performance and continuous improvement initiatives.
  • Ensure service providers contribute to Asset Reliability and Lifecycle Planning objectives.
  • Establish clear asset ownership and accountability models between CRE and IFM partners.

​ Education and experience

  • - Bachelor’s degree or above in Mechanical, Electrical, Industrial Engineering, Facilities Engineering, or related field.- 7+ years in facility operations, asset management, or utilities engineering in hi‑tech, semiconductor, pharma, or mission‑critical environments.- Experience in maintenance management, reliability engineering, and technical troubleshooting.- Emergency response leadership experience is a strong plus.
  • Minimum 10-15 years of experience in Asset Management, Reliability Engineering, Infrastructure Management, Industrial Facilities, Utilities, or Manufacturing Operations.
  • Minimum 5 years in strategic Asset Management leadership roles.
  • Proven experience developing: Asset Management Frameworks Long-Term Asset Plans (LTAP) Reliability Programs Asset Lifecycle Strategies Capital Planning Programs
  • Experience within semiconductor, pharmaceutical, manufacturing, or mission-critical facility environments preferred.
