Overall purpose of the job

1.管理及支持一个体量约2万平方米写字楼项目的运营，包括对外包公司的租赁执行、物业相关配合进行管理，同时监管整体项目的盈亏 .

2.管理及支持一个约1000平方米的会议/活动场地运营，包括对外包公司的客户开拓、日常运营管理的支持，同时监管整体会议运营的盈亏.

JOB REQUIREMENTS

Main responsibilities

主要职责

项目租赁支持及管理

1.参与写字楼项目的市场定位及租金定位等；

2.对于写字楼及会议中心租赁策略的优化建议及执行，

3.对写字楼周边市场的跟踪，包括但不限于收集竞争对手及其项目的信息数据；

4.对写字楼及会议中心外包公司提供的市场信息进行梳理及确认

5.对于写字楼租赁谈判的管理，价格的把控（新租、续租、退租等）

6.写字楼及会议中心市场推广的策略及把控及执行

7.对于中介渠道的沟通

8.写字楼租户精装修交付的管理（如有）

项目运营及管理

1.写字楼及会议中心年底预算的制定及跟踪，项目整体盈亏（P&L）审核及回顾

2.写字楼及会议中心日常运维的监督及管理

3.写字楼属地政府的联络及沟通

4.物业运营的监督及管理，包括但不限于日常运维开支、维修等

5.会议中心运营策略提升

6.公司内部流程执行

7.写字楼及会议中心外包运营公司的沟通及管理
