[What the role is]

As Director, Asset & Portfolio Management, you will drive the strategic management and performance optimisation of JTC's industrial real estate portfolio. You will shape portfolio strategy, drive capital recycling decisions, and design frameworks that maximise risk-adjusted returns while supporting Singapore's national development objectives. You will play a pivotal role in positioning JTC's portfolio for long-term resilience and relevance, ensuring our industrial estates remain competitive, financially sustainable, and aligned with evolving economic priorities. You will also set the direction for cross-divisional collaboration, stakeholder engagement, and performance reporting.

You will lead a team responsible for asset planning, portfolio analytics, and value creation initiatives across a diverse base of industrial properties—including standard factories, highrise multiple-user developments, business parks, and specialised facilities.

This role combines commercial acumen, stakeholder management, and data-driven decision-making to maximise portfolio value while supporting JTC's broader mission of industrial development and sustainability.

[What you will be working on]

Portfolio Strategy & Performance

  • Develop and execute asset and portfolio strategies aligned with JTC's corporate objectives, market conditions, and government policy directions.
  • Oversee portfolio performance monitoring, including occupancy, rental income, asset utilisation, and returns analysis.
  • Identify opportunities for value enhancement through repositioning, redevelopment, tenant mix optimisation, and lease restructuring.

Development Pipeline and Building Programme

  • Establish, maintain, and regularly refresh JTC’s long term building programme that translates JTC's portfolio strategy into a sequenced, prioritised development pipeline aligned with Singapore's long-term industrial and economic objectives and responsive to evolving market conditions and national priorities.
  • Determine the appropriate mix of development typologies — including single-user factories, multi-user factories, and specialised facilities — and their phasing across the programme horizon, balancing near-term demand with long-term portfolio needs.
  • Integrate the building programme with capital planning and budgeting cycles, ensuring development commitments are properly funded, phased, and reflected in long-term financial forecasts.
  • Use the building programme as a strategic tool to proactively shape portfolio composition.

Asset Lifecycle Management

  • Lead the lifecycle management of industrial assets, from acquisition and development through operation and divestment or redevelopment.
  • Develop and maintain asset-level business plans for each property, setting clear objectives for income performance, capital expenditure, tenancy strategy, and long-term value creation.
  • Partner with development, engineering, and operations teams to ensure asset quality and operational efficiency.
  • Drive sustainability and ESG initiatives across the portfolio in line with JTC's green growth agenda.

Leadership & Stakeholder Engagement

  • Lead, mentor, and develop a team of asset and portfolio management professionals.
  • Present portfolio insights and strategic recommendations to senior management and relevant committees.
  • Engage with internal stakeholders (finance, legal, planning, development, cluster and facility management) and external partners to align on portfolio initiatives.

Market Intelligence & Innovation

  • Monitor market trends, competitor activity, and regulatory changes affecting the industrial real estate sector.
  • Champion the use of data analytics, proptech solutions, and digital tools to enhance portfolio decision-making.

[What we are looking for]

Experience

  • Minimum 15 years of relevant experience in asset management, portfolio management, or real estate investment—preferably with exposure to industrial, logistics, or commercial properties.
  • Proven track record leading asset or portfolio management functions, including P&L responsibility.
  • Experience in a government, statutory board, REIT, or institutional real estate environment is advantageous.

Qualifications

  • Background in Real Estate, Business Administration, Finance, Engineering, or a related discipline.
  • Postgraduate qualifications (e.g., MBA, MSc Real Estate) or professional certifications (e.g., CFA, CAIA, RICS) are a plus.

Skills & Competencies

  • Strong commercial and financial acumen; with the ability to analyse complex portfolios and translate insights into actionable strategies.
  • Systems thinker with the ability to manage trade-offs between financial returns and policy objectives.
  • Excellent leadership, communication, and stakeholder management skills.
  • Collaborative, solutions-oriented mindset with the ability to work across diverse teams.
  • Familiarity with Singapore's industrial real estate landscape and regulatory environment.
  • Understanding of sustainability frameworks and ESG considerations in real estate.
