The second is leading minor capital, improvement and fit-out projects across the client portfolio from scoping through to handover. You will make sure maintenance is delivered on time, safely and to standard, that critical systems stay available, and that projects are delivered on time, within budget and with minimal disruption to occupants. You will work closely with client occupants and the workplace team, the JLL helpdesk and account team, building management (MCST / landlord), OEMs, consultants and specialist subcontractors.

  • 1.4 Review and update existing as-built drawings in AutoCAD where they do not match site conditions.
  • 1.5 Check that assets and PPM schedules are loaded correctly into ServiceNow before go-live.
  • 2. Project Leadership

  • 2.2 Carry out site surveys and prepare scopes of work, technical specifications, bills of quantities and cost estimates.
  • 2.3 Prepare and update drawings in AutoCAD, including M&E layouts, single-line diagrams, schematics, equipment layouts and as-built drawings.
  • 2.4 Obtain and evaluate quotations, prepare tender comparisons and recommendation papers for approval in line with JLL procurement policy.
  • 2.5 Develop project schedules, method statements, risk assessments and MOPs, and coordinate works with occupants, building management and the client to minimise disruption.
  • 2.6 Manage project contractors on site, including safety, quality, progress and variations.
  • 2.7 Track project budgets, commitments and actuals, and flag cost or schedule risks early.
  • 2.8 Lead testing and commissioning, defect inspections and handover, including as-built drawings, O&M manuals, warranties and certificates.
  • 2.9 Provide regular project progress updates to the Engineering Lead and client, and update asset records in ServiceNow on completion.
  • 3. Planned Maintenance
  • 3.1 Execute the site's 52-week PPM schedule on time, following checklists, OEM guidance and Singapore Standards / Codes of Practice.
  • 3.2 Carry out maintenance with the in-house team wherever possible and request vendor support only with a clear reason.
  • 3.3 Schedule, escort and supervise specialist vendors (lifts, fire, BMS, chillers, generators, UPS) and verify work is complete.

  • 4.1 Respond to breakdowns and work requests within SLA, and diagnose, repair or make safe.

  • 6. Critical Systems and Emergency Response
  • 6.1 Support the resilience of systems serving trading floors and server / comms rooms.
  • 6.2 Prepare method statements, risk assessments and MOPs for work on live or critical systems, and follow approved change control.
  • 6.3 Act as first responder for power failures, water leaks, fire alarms and system trips, and escalate promptly to the Engineering Lead.
  • 6.4 Draft incident reports with timeline, root cause and corrective actions within agreed timelines.

  • 7.3 Support on-time completion of statutory inspections and renewals, including fire certificate, lift Permit to Operate, cooling tower and water tank requirements, and electrical inspections with the LEW.
  • 7.4 Make sure project works obtain the required authority approvals and submissions before they start.
  • 7.5 Report all incidents, near misses and unsafe conditions, and take part in HSSE walks and toolbox talks.
  • 8. Records, CMMS and Reporting
