Als Facility Manager bist du der Stabilitätsgarant unseres Standorts.

Du stellst sicher, dass Technik, Infrastruktur und Services reibungslos funktionieren – besonders im 24/7-Laborbetrieb.

Du verantwortest Betrieb, Verfügbarkeit, Effizienz und Weiterentwicklung unserer gesamten technischen Gebäudeausstattung.

Technischer Betrieb & Ticketsteuerung

Steuerung und Priorisierung aller technischen Themen (Elektro, HLK, Sanitär, Lüftung, Sicherheit).

Ziele:

  • Ø Ticket-Bearbeitungsdauer ≤ 48 Stunden (Top-Level: ≤ 24 h)
  • Max. 5 % der Tickets älter als 3 Tage
  • Erstlösungsquote ≥ 90 %
  • Dokumentationsquote ≥ 95 %

24/7-Anlagenverfügbarkeit & Betriebssicherheit

Sicherstellung der Verfügbarkeit kritischer Gewerke – insbesondere Laborinfrastruktur, Stromversorgung und HLK-Systeme.

Ziele:

  • OTIF präventive Wartungen ≥ 95 %
  • Minimierung ungeplanter Ausfälle
  • 0 sicherheitsrelevante Verstöße
  • Rechtskonformer Betrieb aller Anlagen

Energieeffizienz & Nachhaltigkeit

Analyse von Verbrauchsdaten und Umsetzung technischer Optimierungen.

Ziele:

  • Energieverbrauchsreduktion ≥ 10 % (kWh/m² ggü. Vorjahr)
  • Transparente KPI-Reports
  • Aktives Monitoring über GLT/BMS

Dienstleistersteuerung & Budgetverantwortung

Beauftragung, Steuerung und Qualitätskontrolle externer Partner.

Ziele:

  • Einhaltung des CAPEX/OPEX-Rahmens
  • SLA-Transparenz & Qualitätsnachweis
  • Nachweisbare Kostenoptimierung ohne Qualitätsverlust

Umbau- & Flächenentwicklung

Planung und Koordination von Umbauten sowie Weiterentwicklung der Infrastruktur.

Ziele:

  • Termintreue bei Projekten
  • Reibungslose Übergaben
  • Skalierbarkeit für zukünftiges Wachstum

Kompetenzen

Fachlich

  • Fundierte TGA-Kenntnisse (HLK, Elektro, Brandschutz, Sicherheit)
  • Erfahrung im 24/7-Betrieb, idealerweise im Laborumfeld
  • Energiemanagement & technisches Controlling

  • Projektsteuerung & Umbaukoordination
  • CAFM-Systeme & strukturierte Dokumentation
  • Risiko- und Notfallmanagement
