Description
BLOX is revolutionizing the construction industry by integrating advanced manufacturing principles with innovative technology to deliver high-quality, modular building solutions. We are driven by a mission to rethink how buildings are designed, fabricated, and delivered, ensuring efficiency, scalability, and sustainability.
BLOX is seeking a Field Project Manager II to own the outcomes of an assigned jobsite: schedule, financial performance, quality, safety, and client satisfaction. This is the first Field Team role with full commercial authority on a jobsite. The Field Project Manager II negotiates and executes subcontracts and Owner Change Orders, manages cost to the profit goal in the JCR, leads preconstruction and pre-mobilization planning for the site, and is accountable for the number the jobsite delivers.
The jobsite is where BLOX’s promise becomes visible to the client, and the Field Project Manager II is where the field stops being an execution function and becomes a business one. Everything the plant built efficiently can still be lost in the field: to sequence, to a trade that was not held to its dates, to a change that was absorbed instead of captured, to an inspection that was not ready. This role stands behind the jobsite number and the client’s experience of BLOX at the moment the building becomes real, and it develops the Field Engineers who will hold that accountability next.
Job Responsibilities:
Site Operations & Logistics
Accountable for the outcomes of the assigned jobsite, including schedule, financial (P&L), quality, safety, and client satisfaction goals.
Own every Field Project Manager I responsibility on the assigned jobsite, whether performed by you or by a direct report, including primary onsite point of contact, site logistics, client walkthroughs, and project meetings.
Lead preconstruction planning, site logistics reviews, and pre-mobilization coordination for the assigned project.
Schedule Management
Own the jobsite schedule and the commitments it represents to the client and to BLOX’s internal departments.
Lead risk management of scope sequencing across set, permanent power, startup, inspection, and turnover, and drive recovery when a trade slips.
Financial Management
Own jobsite cost, margin, and financial performance.
Manage cost to ensure profit goals are met, including labor, material, equipment, subcontractor, and general conditions projections in the JCR.
Approve and defend the jobsite JCR position, and approve vendor invoices and pay applications within delegated limits.
Subcontractor & Vendor Management
Own subcontractor and vendor performance on the assigned jobsite, including award decisions within delegated authority and removal of a non-performing trade.
Resolve disputes and claims proactively, before they require leadership intervention.
Contracts & Change Management
Negotiate, review, and execute subcontracts for the assigned jobsite.
Negotiate, review, and execute Owner Change Orders for the assigned jobsite.
Identify entitlement and exposure under the prime contract and subcontracts, and preserve BLOX’s position through timely notice and documentation.
Quality & Safety
Provide safety and quality leadership on the assigned jobsite and hold every trade to BLOX standards.
Own inspection outcomes and the resolution of any AHJ or State Health finding.
Client & Stakeholder Communication
Own the day-to-day client relationship at the jobsite and manage client expectations deliberately.
Represent BLOX credibly to client field and project leadership in every forum in which the jobsite is discussed.
Team Leadership & Development
Train, develop, and mentor Field Engineers; accountable for the development and performance of assigned direct reports.
Coordinate jobsite staffing needs with the Senior Field Project Manager and identify capability gaps early.
Scope of Authority
Boundary with the Program Team: Program Management owns the prime contract, the total project P&L, and program-let subcontracts. This role owns jobsite execution, field-let subcontracts, and the construction cost and margin position reported into the project JCR.
Own and approve the construction cost and margin position for the assigned jobsite as reported into the project JCR.
Negotiate and execute field-let subcontracts, and Owner Change Orders arising from field conditions on the assigned jobsite, within delegated dollar authority and with concurrent notification to the Project Manager II who owns the project change order log.
Issue the routine contractual notice required to preserve BLOX’s position on the assigned jobsite, with concurrent notification to the Senior Field Project Manager.
Approve subcontractor awards, vendor invoices, and pay applications for the assigned jobsite within delegated limits.
Commit BLOX to field schedule dates on the assigned jobsite that are supported by verified capacity.
Remove a non-performing subcontractor from the assigned jobsite within delegated authority.
Direct the work of assigned Field Project Manager I and Field Engineer personnel and evaluate their performance.
Stop work for a safety or quality condition, and settle subcontractor disputes and backcharges on the assigned jobsite, including those exceeding Field Project Manager I limits, within delegated authority.
Requires escalation
Any commercial position, change order, or settlement exceeding delegated dollar authority.
Any Owner Change Order that does not arise from field conditions on the assigned jobsite; those belong to the Project Manager II or Senior Project Manager.
Reallocation of field personnel between jobsites; this role recommends, the Senior Field Project Manager decides.
Any commitment that consumes manufacturing capacity or internal resources not already allocated to the project.
Any owner claim or demand, any notice of intent to claim, and any mediation, litigation, or termination exposure.
