Position Summary:
Under the direct supervision of the Environmental Services Manager and Supervisor, plans, organizes and expedites routine floor care assignments and other staff member requests, and daily operational duties. Performs a variety of challenging, specialized cleaning applications to a multi-surface campus. Reports necessary training, staffing, and equipment needs. Lead position involves overseeing staff, training new hires, and resolving staff-related issues to maintain smooth operations.
Brief Overview of Major Duties:
- Cleans garden and assisted living homes, apartments, rooms, hallways, lobbies, lounges, offices, restrooms, corridors, elevators, stairways and any other assigned areas by sweeping, vacuuming, mopping, scrubbing, and polishing; to include light upholstery cleaning.
- Operates a variety of floor care equipment to include but not limited to an auto scrubber, carpet extractor, steam cleaner and wet/dry vacuum for cleaning and shampooing carpeted areas and floors, and power washing.
- Participates in various floor care activities, including but not limited to cleaning, mopping, scrubbing, sanitizing floors, and other surfaces as well as the refinishing, waxing, polishing floors, tile work and other various floor care.
- Assist with scheduling floor care preventive project cleaning, and equipment preventative maintenance.
- Perform other duties as assigned.
Lead Responsibilities:
- Provides training to new staff members on floor care, floor care equipment preventative maintenance, chemical use, and necessary safety precautions.
- Instructs staff on floor care procedures of assigned areas; follows up with supervision of assignments to ensure work has been thoroughly completed with a high degree of detailed cleaning.
- Monitor and respond to incoming radio calls and dispatch staff to assist when needed. Provide general and specialized information pertaining to functions that will require use of judgment, tact and sensitivity to the interrelations of policies, rules and procedures.
- Maintains and ensures that assignments are appropriately staffed and that all employees have adequate supplies and functional equipment for completion of assignments and duties.
- Answers general housekeeping questions with staff. Makes suggestions and implement changes in procedures as needed. Maintains records and submit reports concerning staff, equipment, supplies and general housekeeping requests and special activities.
- Recommend and implement changes in procedures to manager and supervisor for custodian duties for approval. Will make decisions with pre-established work routine to the achieve standards of the Environmental Services Department.
- Assists with training and development of staff to ensure quality housekeeping standards and operations.
- Oversees routine Environmental Services operations and procedures with emphasis on productivity and efficiency and assumes responsibility for all operations in the absence of the immediate Supervisor.
- Working a flexible work schedule as needed. Will perform a variety of general environmental services duties to cover labor shortages, and or emergencies that are approved by supervisor or manager.
- Reviews and/or inspects works for quality, accuracy, and completeness.
Requirements
Required Skills and Abilities:
- Has in-depth knowledge of housekeeping and laundry systems.
- Has knowledge of moving, storage, custodial, housekeeping, laundry and floor care operations and equipment.
- Is computer proficiency-- Microsoft Word/Excel, Outlook and Internet.
- Is organized, able to multi-task, think creatively and adapt to different situations.
- Preferably has knowledge on using iPad. Training will be provided.
- Must be able to complete training on computer and/or other devices.
- Maintain competency in the position and knowledge of trade/industry advances and new technologies.
- Must be able to effectively communicate in English with all levels of staff, residents, and guests.
Education and Experience:
- Preferably has a high school diploma or GED equivalent.
- Must have two years’ experience in floor care to include scrubbing, buffing, stripping, waxing, and carpet extracting.
- Preferably, has previous experience training staff.
- Preferably, has previous experience as a lead.
Licenses and Certifications:
- Has current and valid Fingerprint clearance card or can apply for one within 20 days of hire.
- If above driving duties apply, has current, valid driver’s license. Driving record must meet the criteria set forth by Royal Oaks’ insurance carrier.
- If applicable, has a Certificate of Completion for memory care services training or obtains within 30 days of hire and complies with annual certification requirements.
Physical Requirements:
- Is able to carry/lift/push/pull up to 50 pounds.
- May need to operate a fire extinguisher.
- Is able to assist in evacuation procedures.
Essential Functions :
- Physical : climbing to includes legs and arms, kneeling, lifting/moving, carrying/transporting, walking/traversing or moving, standing/stationary position, bending, reaching forward and above shoulder level, pulling, pushing, fine manipulation (pen, using a mouse), gross/total manipulation (firm hand grasping, twisting), twisting, stooping

- Environmental : inside, outside, humid, toxic or caustic chemicals, hot, cold, dry, wet, dry, change of temperature, dirty, loud (equipment, surroundings), near moving mechanical parts, working with others, working around others, working alone, dusty
