JOB SUMMARY
The Maintenance Technician is responsible for performing maintenance and other duties to assure the preservation and upkeep of the building, fixtures, and residential spaces.
CLASSIFICATION: Full-time, Hourly/Non-Exempt
SHIFT: Monday-Friday, 8 am-5 pm, May be scheduled for morning, afternoon, or evening shifts during the regular workweek and on weekends.
COMPENSATION: $28-$30 per hour (eligible for Monthly Commissions)
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Respond promptly to resident and management service requests for occupied and vacant apartment homes.
- Diagnose and repair common residential maintenance issues, including wall furnaces, plumbing, electrical systems, appliances, doors, locks, fixtures, and other apartment components.
- Perform routine and preventative maintenance throughout the property.
- Inspect, repair, and prepare vacant apartment homes for new move-ins.
- Complete apartment turns efficiently and according to established property standards.
- Maintain and repair common areas, building systems, laundry facilities, and other property amenities.
- Perform grounds maintenance, including property clean-up, sweeping, light landscaping, trash and debris removal, and maintaining the overall appearance of the community.
- Identify maintenance issues before they become larger or more costly problems and communicate necessary repairs to the Property Manager.
- Maintain accurate records and documentation of completed work orders, repairs, materials, and preventative maintenance.
- Maintain a clean, organized, and safe maintenance area.
- Safely operate hand tools, power tools, equipment, and machinery necessary to perform assigned duties.
- Work independently and prioritize multiple maintenance requests based on urgency and property needs.
- Communicate professionally and respectfully with residents, vendors, management, and team members.
- Follow all company policies, safety procedures, Fair Housing requirements, and applicable federal, state, and local regulations.
- Perform other duties as assigned to support the successful operation of the property.
Requirements
REQUIREMENTS
EDUCATION AND EXPERIENCE – REQUIRED
- High school diploma or GED.
- Minimum 3 years of residential property maintenance experience.
- Previous residential property management experience is required.
- Demonstrated experience working in an apartment or residential rental community.
- Strong working knowledge of wall furnaces, plumbing, electrical, appliances, carpentry, drywall, doors/locks, and general apartment maintenance.
- Ability to troubleshoot and resolve maintenance issues independently.
- Ability to perform apartment turns and prepare units for occupancy.
- Ability to work independently as the sole maintenance technician at the property.
- Must be a self-starter who can manage and prioritize work without constant supervision.
- Must provide and maintain their own basic hand and power tools necessary to perform the job.
- Must have reliable transportation, maintain required auto insurance, and possess a valid driver's license.
- Strong communication and customer service skills.
- Ability to safely lift, carry, push, pull, bend, stoop, climb, and perform physical maintenance duties.
- Must be able to pass a background check and drug screening.
- Certifications/licenses as required by local, state, or other applicable regulations.
Preferred
- Bilingual or multilingual skills.
- Experience with property management maintenance software/work-order systems.
- Experience with preventative maintenance programs.
- Experience with apartment renovations and unit turns.
