Prologis is looking for a Manager – Pre-Construction & GC Sourcing to support the European Procurement organization, with a focus on early-stage construction cost planning, General Contractor sourcing and Cost Intelligence across Europe.
Reporting to the Senior Manager – Pre-Construction & GC Sourcing, the role will work closely with Development Management, Capital Deployment and other internal stakeholders across European markets to improve the speed, consistency and reliability of early construction cost estimates and support competitive General Contractor Tender activities across Europe.
The role combines Pre-Construction and Procurement responsibilities. Key responsibilities include:
Develop early-stage construction cost models based on site plans, drawings, quantities, outline specifications and project assumptions, using market pricing, recent tender outcomes and European cost benchmarks.
Partner with Development Management to understand project-specific scope, technical requirements, programme, site risks, constructability and other deviations, and incorporate agreed adjustments into a decision-ready construction cost model for Capital Deployment.
Support the development and maintenance of a common European construction cost structure , including standardized cost categories, assumptions, deviations, adjustments, contingencies and bid-sheet requirements.
Capture and analyse construction cost information across the project lifecycle, including early budgets, GC quotations, tender outcomes, contract values, change orders and final costs, to improve future estimating accuracy and benchmarking.
Lead and support GC sourcing strategies and competitive tender processes , including contractor market assessment, pre-qualification, RFIs, RFQs and RFPs.
Analyse and level GC bids, identify commercial and cost deviations, support or lead negotiations, and prepare clear Tender Award Recommendations documenting commercial analysis, key risks, assumptions and award rationale.
Develop and maintain GC market intelligence across Europe, including contractor coverage, capabilities, capacity, competitiveness, performance and previous Prologis experience.
Support the Director/Senior Manager in European-level GC account management by providing contractor performance, capacity and market intelligence.
Provide commercial support during project execution and closeout, maintaining visibility of cost development and capturing final cost, contractor performance and lessons learned for future projects.
Identify opportunities for cost optimization, value engineering and constructability improvements , using cost information and market knowledge to support early project decisions.
Use and help improve Cost Intelligence tools, including Forma, Cost IQ, automation and future AI-based models , by maintaining high-quality cost data and providing user feedback.
Track relevant Pre-Construction and sourcing performance measures, including response time, estimate-to-tender accuracy, cost-data completeness, sourcing activity, savings and contractor performance.
