Harmoniq Residential , proudly part of the Inland Family of Companies , is seeking an experienced Portfolio Manager to lead and support a team of Property Managers overseeing a diverse portfolio of residential communities throughout the Madison market and surrounding areas.
As the residential property management service line of Inland Companies, Harmoniq Residential is committed to delivering exceptional living experiences while creating opportunities for team members to grow and succeed. In this role, you will provide strategic oversight of property operations, mentor and develop onsite teams, and ensure each community operates in alignment with ownership objectives and Harmoniq Residential's standards of service.
Key Responsibilities
- Provide strategic leadership and oversight for a portfolio of residential communities throughout the greater Madison area.
- Drive property performance by implementing strategies that improve occupancy, resident retention, operational efficiency, and asset value.
- Ensure compliance with company policies, owner objectives, and all applicable regulatory requirements.
- Build and maintain strong relationships with property owners, investors, vendors, and key stakeholders while serving as the primary escalation point for ownership concerns.
- Present financial results and recommendations to ownership groups, and oversee budgets, forecasts, financial statements, and key performance metrics.
- Analyze revenue, expenses, variances, and portfolio performance to ensure financial goals are achieved.
- Lead, coach, and develop Property Managers and site teams through performance management, training, onboarding, and succession planning.
- Conduct regular property inspections and portfolio reviews to ensure high standards for maintenance, curb appeal, and resident experience.
- Partner with maintenance and operations teams to oversee capital projects, renovations, preventative maintenance programs, and value-add initiatives.
- Support portfolio growth and operational excellence through vendor management, new community onboarding, process improvements, and the development of company policies and best practices.
Qualifications
- Bachelor's degree required.
- Minimum of 5 years of progressive property management experience required; 10+ years preferred.
- Prior multi-site or portfolio-level management experience strongly preferred.
- Strong financial acumen with experience managing budgets, forecasting, variance reporting, and financial analysis.
- Proven leadership experience with a passion for coaching and developing high-performing teams.
- Excellent communication, problem-solving, and relationship-building skills.
- Strong organizational skills with the ability to prioritize multiple initiatives simultaneously.
- Active Wisconsin Real Estate Salesperson or Broker License required.
- Industry designations such as CPM, CAM, ARM, RPA, or CCIM are preferred.
- Proficiency with Microsoft Office Suite and property management software including AppFolio, Yardi, MRI, Entrata, or similar platforms.
