Job Title: Property Manager- Portfolio

Location: York, PA

Schedule: Monday-Friday

About IPM

IPM provides full-service property management for single-family homes, multi-family communities, and HOAs across Central Pennsylvania. Headquartered in York, PA, we serve York, Lancaster, Harrisburg, Reading, Lebanon, Hershey, Enola, Carlisle, Chambersburg, Greencastle, Dillsburg, Hanover, Gettysburg, and Waynesboro, as well as Hagerstown, North East, and Baltimore, Maryland. With over 75 years of combined team experience and 500+ units under management, we handle everything from marketing and tenant screening to rent collection, maintenance coordination, financial reporting, and legal compliance, so owners get stronger returns with less hassle and residents get a place they actually want to live.

Our culture is key for our growth

At IPM, we build more than structures. We build connections, opportunities, and communities. Our team regularly volunteers at local events, provides greenhouses to elementary school students, hosts benefit concerts for first responders, and raises money for causes our team members care about. We believe individual actions spark change and that improvement starts with taking initiative.

We're looking for amazing people to join our team (more specifically, a PROPERTY MANAGER). The role is based in York, Pennsylvania.

Here's where you come in

You're organized at heart and energized by juggling a lot of moving pieces at once. You like rolling up your sleeves, whether that's walking a property, digging into a budget variance, or talking a resident through a lease renewal, and you take pride in turning day-to-day operations into strong occupancy, retention, and NOI. You enjoy partnering with leasing, maintenance, and accounting teams to see a property's performance through from plan to results, and you communicate with owners and residents clearly and confidently.

What you should know about our team

We're a tight-knit, hands-on group spanning leasing, maintenance, accounting, and resident services, and we lean on each other constantly. Our Property Managers work closely with Regional Property Managers, Leasing Agents, and a Maintenance Coordinator, all under our Director of Operations and President. We value people who communicate proactively, don't let things fall through the cracks, and treat residents and owners with the care we'd want for our own homes.

What you should know about IPM

Think "owner's advocate," not just "management company." We exist to protect investments and grow portfolios, which means minimizing vacancy, maximizing ROI, and giving owners genuine peace of mind, not just processing paperwork. Our entrepreneurial, get-it-done mentality carries through everything we do: we're willing to build better systems, tighten processes, and hold ourselves to a higher standard if it means better results for owners and residents. It's fast-paced, and it's rewarding.

Overall Purpose

Property Management at IPM provides the on-the-ground execution that keeps every property performing. We're a resident-focused, performance-obsessed team responsible for the financial health, daily operations, and long-term value of every property in our portfolio, turning owner investments into steady, well-run communities with units filled, budgets on track, and residents happy to call them home.

Key Areas of Responsibility

Manage day-to-day operations across a portfolio of properties, driving occupancy, leasing performance, and tenant retention while ensuring brand standards through regular property inspections

Oversee leasing activity, including pricing strategy, unit availability, and timely response to leads and applications; enforce lease terms, manage renewals, and implement retention strategies

Handle tenant relations professionally, addressing inquiries and escalations while maintaining positive, productive relationships

Manage property budgets, expenses, and monthly financial reporting; approve invoices, control operating costs, coordinate rent collection, monitor delinquency, and collaborate with accounting on reconciliations and forecasting

Coordinate with maintenance teams on work orders and preventative maintenance; oversee vendors for quality, cost control, and timeliness; assist with capital improvement planning and execution

Provide direction and support to on-site leasing and maintenance teams while building strong vendor relationships

Desired Skills & Experience:

3+ years of property management experience, preferably managing multiple properties or a portfolio

Strong understanding of leasing, operations, and financial performance

Excellent organizational, communication, and problem-solving skills

Proficiency in property management software (AppFolio, Yardi, or similar preferred)

Valid driver's license and ability to travel between properties

The Full Package:

Health insurance options (medical, dental, vision)

401k retirement plan with company match

Paid holidays and PTO

Paid training and professional growth potential

Our mission is simple: create spaces that inspire connection and strengthen communities for generations to come. If you want meaningful work with a fast-growing company that's building something lasting, we can't wait to meet you.
