Job Summary

Truliv Properties is seeking an experienced and proactive Property Manager to oversee residential/commercial properties in Bangalore. The role involves end-to-end property operations, tenant management, maintenance coordination, financial oversight, and ensuring compliance with local regulations while delivering a high-quality living and working experience for tenants.

Key Responsibilities

Property Operations

Manage day-to-day operations of assigned properties across Pune and/or Bangalore

Ensure properties are well-maintained, safe, and compliant with company standards

Conduct regular property inspections and audits

Tenant Management

Handle tenant onboarding, move-ins, and move-outs

Act as the primary point of contact for tenant queries, complaints, and escalations

Ensure timely collection of rent, deposits, and other dues

Coordinate lease renewals and manage tenant documentation

Maintenance & Vendor Coordination

Plan and oversee preventive and reactive maintenance

Coordinate with vendors, contractors, and service providers

Ensure quality, cost control, and timely completion of maintenance work

Maintain records of repairs, warranties, and service contracts

Financial & Administrative Management

Prepare and manage property-level budgets

Track expenses, approve invoices, and control operational costs

Generate monthly reports on occupancy, collections, maintenance, and issues

Maintain accurate property and tenant records

Compliance & Legal

Ensure compliance with local laws, society rules, and statutory regulations

Coordinate with legal teams for notices, disputes, or eviction processes if required

Ensure safety, fire, and statutory norms are followed

Stakeholder Coordination

Liaise with owners, internal teams, brokers, and external partners

Support new property onboarding and handover processes

Required Qualifications & Skills

Bachelor’s degree in Real estate, Business Administration, Facilities Management, or related field

1–3 years of experience in property or facility management (residential/commercial)

Strong knowledge of real estate operations in Bangalore

Good understanding of leasing, maintenance, and local regulations

Strong communication, negotiation, and problem-solving skills

Ability to manage multiple properties and priorities

Proficiency in MS Excel, property management software/tools preferred

Preferred Attributes

Experience with managed living, rental housing, or commercial properties

Local market knowledge of Pune or Bangalore real estate

Customer-centric mindset with strong ownership and accountability
