Job Description: Regional Community Manager

Overview:

The Regional Community Manager is responsible for all aspects of a portfolio of communities, ensuring operations run smoothly. This position is empowered to provide strategic leadership through oversight of onsite staff to develop and carry out plans that maintain and improve the physical and financial health of the community and its residents. The Regional Community Manager must prioritize responsibilities in a fast-paced, dynamic environment while maintaining a consistent commitment to an excellent customer experience.

Duties/Responsibilities:

Maintain knowledge of market conditions and oversee the marketing efforts of the staff to include outreach, preferred employer programs, networking, and social media campaigns.

Research, analyze, and provide reporting on key performance indicators to ensure goals are being met.

Review, approve and oversee administrative tasks, including POS, petty cash, applications, move-ins, delinquency, lease renewals, move-outs, notices, month-end accounting, variance reports, and the eviction process.

Lead annual budget creation and assist staff in managing the budget to maximize income, while reducing expenses.

Ensure monthly resident events are held, to aid in retention, positive reviews, and occupancy goals.

Provide concierge-level customer service to clients, customers, vendors, and co-workers; follow up and follow through in a timely manner.

Demonstrate positive conflict resolution, being respectful and professional at all times.

Forecast, hire, train, develop, coach, set goals/expectations, and provide supervision, empowerment, support feedback, and discipline to staff.

Partner with key departments, such as pricing, marketing, accounting, construction, and human resources for strategic planning.

Perform monthly property walks and onsite inspections. Oversee capital expense projects. Facilitate new community onboarding and lease-up functions.

Comply, and oversee that staff comply, with federal, state, and local Landlord/ Tenant laws: fair housing regulations, company policy, and procedure.

Comply with all company policy, while demonstrating the IDM Core Values at the highest level.

Skills/Abilities:

7+ years relevant property management experience required; preferably conventional.

3+ years in a multifamily regional manager role; preferably conventional.

Excellent interpersonal, motivational, time management, and leadership skills.

Team player, willing to go the extra mile to provide concierge-level customer service. Shows initiative and is skilled in contingency planning.

Strong multi-tasking, organizational, and problem-solving skills with attention to detail; a solution finder.

Ability to effectively communicate at all levels of the organization; both written and verbal.

Well-versed in property management software and technologically savvy.

Some travel and after-hours are required.

Physical Requirements:

  • Must be able to sit, stand and walk for prolonged periods of time
  • Must be able to lift 15 pounds
