About the Role

The Senior Accountant, Property Accounting will have the opportunity to join the property accounting team for Ventas' Outpatient Medical and Research portfolio. The Senior Accountant will be primarily involved in various aspects of the accounting close cycle. This position is responsible for producing accurate and timely property level financial statements with a focus on continuous process improvement. The Senior Accountant will be ambitious, highly motivated, and confident working in a fast-paced and dynamic environment. Key responsibilities include:

Consolidate, analyze, and communicate financial results for Ventas' Outpatient Medical & Research portfolio, partnering closely with Asset Management, Property Management, FP&A, and other key business partners to support operational and strategic decision-making.

Manage month-end close activities, including journal entries, account reconciliations, variance analysis, and supporting schedules.

Prepare accurate and timely property-level and consolidated financial reporting in accordance with GAAP and support quarterly and annual external reporting requirements.

Review and interpret lease agreements, amendments, tenant improvement arrangements, and other property-level contracts to ensure appropriate accounting treatment, including compliance with ASC 842 and related real estate accounting guidance.

Develop and maintain accounting policies, procedures, and process documentation to enhance consistency, compliance, and operational efficiency.

Partner with FP&A, Asset Management, Property Management, and other business partners to provide financial insights, resolve accounting matters, and support strategic decision-making.

Maintain compliance with internal controls and support quarterly and annual audit activities, including SOX documentation and testing.

• •Support acquisitions, developments, transitions, dispositions, and other strategic initiatives while driving automation, standardization, and continuous improvement efforts across accounting processes.
• •Prepare and review property-level and consolidated balance sheet reconciliations.
• •Analyze operating expenses, CAM recoveries, straight-line rent, lease incentives, and other key real estate accounting activities.
• •Assist with same-store reporting, property performance analyses, and ad hoc management reporting.

Qualifications

Bachelor's degree in Business Administration (with concentration in Accounting) or Accounting; CPA preferred

4+ years of accounting experience

Must be located in the Louisville, KY surrounding area or willing to relocate for the duration of employment

Willingness to adapt and thrive in a blended work environment with 3-days in office, seamlessly transitioning between remote work and in-office operations

Financial reporting experience is a plus, preferably within the real estate industry

Strong understanding of GAAP; SOX experience a plus

Proficient in Excel (lookups, data cleaning, PivotTables); Yardi experience a plus

Must be legally authorized to work in the United States without need for employer sponsorship now or in the future
