Position Summary
Leads day-to-day property performance through the site team and is accountable for financial results, occupancy, compliance, maintenance standards, resident experience and staff development. The Hollywood Senior Area Manager also directs the East Lake-inspired, resident-centered community-development initiative and supervises the Resident Services Coordinator.
Property Leadership and Resident Experience
· Own property occupancy, collections, delinquency, renewal and recertification results; establish action plans and verify execution by the Regional Manager.
· Maintain high customer-service standards; resolve escalated resident concerns, including survey, online-review and social-media issues.
· Communicate project status, emerging risks and corrective plans regularly to Regional leadership; implement company initiatives and best practices.
· Oversee move-out condition inspections, damage documentation and accurate, timely move-out processing through assigned staff.
Staff, Compliance and Physical Asset
· Lead daily team huddles and weekly individual coaching; address performance, scheduling, timekeeping, training and corrective action in partnership with HR.
· Ensure adherence to Fair Housing and applicable LIHTC, HOME, RD, HUD and other property-specific requirements; verify accurate files, income/rent limits, timely renewals and recertifications.
· Lead audit and inspection readiness, lender/agency reporting and timely, documented correction of deficiencies.
· Conduct regular physical property walks; oversee curb appeal, vacant-unit readiness, maintenance scheduling, work orders, emergencies, risk inspections and incident reporting.
· Identify capital needs, obtain quotes and coordinate approved vendors and repairs; ensure turnover checklists and move-in readiness.
Community Development and HSS Supervision
· Lead the Hollywood community-transformation vision and align programs with resident needs, stability, retention and quality of life.
· Directly supervise the Resident Services Coordinator; approve program priorities and expenditures within authority.
· Build and approve partnerships supporting employment, financial education, youth/family activities, food access, digital access and community safety.
· Hold a monthly Resident Services Coordinator performance meeting reviewing resident participation, referrals, partnerships, budget and outcomes; coordinate with Regional Manager and Leasing Specialist without turning Housing Stability Specialist into routine office coverage.
Requirements
· 5+ years of demonstrated multifamily operations and people-leadership experience
· Affordable-housing program knowledge
· Financial, Yardi, resident-service and maintenance-oversight skills.
· Prior management experience required
Performance Measures:
Occupancy, collections and delinquency, zero preventable past-due recertifications, renewals, turn time, work-order aging, inspection results, expense control, staff development and resident outcomes at Hollywood.
