What We Do

Envelope is a property analytics and zoning technology platform that uses zoning regulations and property data to visualize and evaluate the development potential of a site. The platform helps translate complex zoning requirements into actionable property and development insights. The Senior Zoning Analyst is responsible for performing advanced zoning research and analysis, with a primary focus on interpreting New York City zoning regulations and evaluating their application to real property within the proprietary Envelope platform.

Serves as a subject matter resource on complex zoning matters and regulatory changes. Translates zoning requirements into structured logic and product requirements, validates technology-generated zoning analyses through manual testing, and prepares client-ready zoning analyses.

Partners with product, engineering, GIS/data, and business teams to support the accuracy and continued development of Envelope and related zoning products.

Works with sales reps to present and market the product when a more advanced subject matter expert is needed.

What You’ll Do

  • Research and interpret NYC zoning regulations, maps, amendments, resolutions, and other applicable land-use requirements.
  • Analyze development standards, including permitted uses, FAR, bulk, height and setback, yards, lot coverage, density, parking, special districts, overlays, and applicable bonuses.
  • Monitor regulatory changes and assess their impact on properties, zoning analyses, product logic, data, and internal processes.
  • Serve as a subject matter resource on complex or ambiguous zoning provisions.
  • Perform zoning feasibility and baseline site analyses to test and validate Envelope outputs against applicable regulations, property data, and manual calculations.
  • Provide guidance and technical support to less experienced zoning analysts on complex zoning research and interpretation.
  • Translate complex zoning provisions into clear rules, calculations, and step-by-step logic for use within Envelope and related products.
  • Partner with product, engineering, GIS/data, and business teams to translate zoning requirements into business, data, and product requirements.
  • Communicate complex zoning requirements and findings to clients and internal stakeholders.
  • Participate as needed in client meetings, product demonstrations, training, and presentations.

  • Strong understanding of zoning concepts such as FAR, permitted uses, bulk and dimensional requirements, height and setback regulations, density, special districts, overlays, and other development controls.
  • Demonstrated ability to break down complex, text-based regulations into clear, structured rules, calculations, and logical requirements.
  • Strong ability to independently evaluate zoning code changes and determine their practical impact on properties, analyses, processes, data, and products.
