We are driven by a mission to rethink how buildings are designed, fabricated, and delivered, ensuring efficiency, scalability, and sustainability.

Position Summary: BLOX is seeking a Warranty Field Project Manager to manage warranty claims through their full lifecycle, with a focus on vendor coordination, subcontractor management, and repair execution. This role ensures claims involving external parties move through the system efficiently and within established cost parameters, and serves as on-site BLOX representation for larger subcontractor repairs at warranty sites across multiple states.

Requirements

Job Responsibilities

Serve as primary point of contact for vendor repair path warranty claims, coordinating vendor and subcontractor scheduling, scope verification, and work completion

Evaluate assigned claims to determine the appropriate repair approach, required subcontractors or vendors, and scope and timeline expectations before work begins

Own assigned claims from assignment through Work Complete status, with heaviest involvement on claims requiring significant subcontractor coordination

Coordinate scheduling with the Warranty Field Operations Manager when claims require both subcontractor and BLOX crew involvement

Track vendor response times and performance against established thresholds, and maintain records supporting vendor performance evaluation

Manage vendor chargebacks and cost recovery when fault attribution supports it, and update fault attribution as information becomes available during the repair process

Track repair costs against estimates, manage PO creation and approval, and ensure subcontractors and vendors are paid properly upon completion

Flag cost overruns and scope changes to the Warranty Program Manager

Serve as on-site BLOX representative for larger subcontractor repairs, conducting site visits to assess scope, verify work quality, and confirm completion

Interface directly with facility contacts on assigned claims

Maintain accurate and timely claim updates in Smartsheet and provide status reporting on active claims, vendor performance, and cost tracking

Build and maintain partnerships with qualified trade contractors

Manage special operations projects within the warranty team as assigned

Job Skills & Qualifications

Experience as an Assistant Project Manager, Project Engineer, or similar role with a construction company

Solid understanding of project management processes within a construction environment

Highly organized, with the ability to manage multiple concurrent claims across programs and geographies

Working knowledge of general construction systems, including mechanical, electrical, plumbing, structural, architectural, and building envelope

Ability to evaluate repair scope, assess workmanship quality, and coordinate across multiple trade disciplines in the field

Strong vendor management and negotiation skills

Proficiency with Smartsheet or similar project tracking tools and the Microsoft Office suite

MEP or healthcare construction experience preferred

Ability to travel approximately 50% on average, with the potential to increase to 65–70% as warranty volume grows; travel varies with claim volume
