Job Summary

The Associate General Counsel – Residential Property Management provides practical, business-oriented legal support to Roers Companies’ residential property management operations. This position focuses on the day-to-day legal needs of market-rate and affordable multifamily communities, helping property teams resolve issues, manage legal and regulatory risk, and maintain compliance with applicable state regulatory requirements.

Working within the Legal department, the attorney partners closely with Property Management, Compliance, Asset Management, and other corporate teams. The role independently handles routine property management legal matters, develops repeatable tools and guidance, and escalates significant, high-risk, precedent-setting, or specialized matters to Legal leadership and outside counsel.

The successful candidate will combine sound legal judgment with an ownership mindset, responsiveness, and the ability to translate legal requirements into clear, practical, and workable recommendations.

  • Serve as a day-to-day legal resource for regional and onsite property management teams.
  • Advise on residential leasing, lease enforcement, renewals, notices, security deposits, delinquency, collections, and lease terminations.
  • Review resident disputes and escalated complaints, assess available options, and recommend practical resolutions.
  • Support eviction and collection matters in coordination with local outside counsel.
  • Advise on legal issues involving habitability, property access, maintenance obligations, resident conduct, and community policies.

  • Partner with the Compliance team on legal questions affecting affordable housing operations, including LIHTC and other applicable housing programs.
  • Advise on and support compliance with state and local licensing, registration, designated broker, trust-account, and other regulatory requirements applicable to residential property management operations.
  • Monitor and assess state and local laws and regulatory developments affecting property management operations and provide practical guidance regarding required or recommended operational changes.
  • Support the maintenance, renewal, and expansion of property management licenses and registrations, coordinating with outside counsel as appropriate.
  • Assist with responses to regulatory inquiries, administrative complaints, agency notices, and other governmental or regulatory matters.
  • Review proposed operational policies and practices for legal and regulatory risk and consistency across the portfolio.

Contracts and Property Management Agreements

  • Draft, review, and negotiate residential leases, addenda, vendor contracts, service agreements and other operating documents.
  • Advise on contractual obligations, notice requirements, insurance provisions, indemnification, limitations of liability, and allocation of responsibilities.
  • Support property onboarding, management transitions, and offboarding, including the transfer of records, contracts, licenses, and outstanding legal or regulatory matters.

Disputes, Claims, and Outside Counsel Coordination

  • Assess property-related claims, demand letters, litigation notices, administrative complaints, and other disputes and promptly escalate matters presenting material or unusual exposure.
  • Coordinate fact gathering, document preservation, investigation, and responses with property teams, Legal leadership, insurers, and outside counsel.
  • Track assigned matters, deadlines, next steps, and resolution status.
  • Identify trends and recurring issues arising from claims and disputes and recommend measures to reduce future exposure.

Training, Risk Management, Processes, and Cross-Functional Support

  • Develop practical legal guidance, checklists, templates, and training for property management teams.
  • Help establish and maintain clear intake and escalation processes so legal matters reach the appropriate resources promptly.
  • Identify recurring legal, regulatory, and claims risks and recommend practical measures to reduce exposure and improve compliance and operational consistency.
  • Support other legal matters and special projects as assigned, while maintaining residential property management as the role’s primary focus.
