Description

Position Overview: Polinger Company has an immediate opening for a highly organized, proactive, and experienced Commercial Building Manager to oversee the day-to-day operations and maintenance of our commercial property. As the Commercial Building Manager, you will play a critical role in ensuring the safety, functionality, and cleanliness of the building while providing exceptional service to tenants, visitors, and stakeholders. You will be responsible for managing a team of maintenance and support staff and ensuring the property operates efficiently and in compliance with all applicable regulations.

Key Responsibilities:

  • Facility Management: Supervise and coordinate all aspects of building maintenance, repairs, and improvements. Regularly inspect the premises to identify and address potential issues, ensuring the building is safe, well-maintained, and in optimal condition.
  • Tenant Relations: Act as the primary point of contact for tenants and address their concerns, requests, and inquiries promptly. Foster positive relationships with tenants, ensuring their needs are met and that they experience a high level of satisfaction with the property.
  • Vendor and Contractor Management: Liaise with contractors, suppliers, and vendors for repairs, maintenance, and renovation projects. Obtain competitive bids, negotiate contracts, and monitor the performance of vendors to ensure quality services at reasonable costs.
  • Financial Management: Assist in the preparation and management of the building's budget. Monitor expenses, track maintenance costs, and recommend cost-saving measures without compromising the quality of services.
  • Safety and Security: Develop and implement safety protocols and emergency procedures to safeguard occupants and property. Regularly inspect safety equipment, conduct drills, and ensure compliance with all relevant safety codes and regulations.
  • Compliance and Documentation: Keep abreast of local building codes, regulations, and industry standards. Maintain accurate records of maintenance activities, inspections, and tenant communication.
  • Team Leadership: Oversee a team of maintenance and support staff, providing guidance, training, and feedback to ensure a productive and efficient workforce. Encourage teamwork and a positive working environment.
  • Energy Efficiency and Sustainability: Identify opportunities to improve the building's energy efficiency and sustainability practices, implementing eco-friendly initiatives to reduce environmental impact.

Requirements

  • Bachelor's degree in Facilities Management, Business Administration, or a related field (or equivalent work experience).
  • 6 + years’ experience as a Commercial Building Manager or similar role, preferably in managing commercial or residential properties.
  • Prior experience in tenant relations.
  • Prior experience with building renovations/repairs as required.
  • Experience with computerized work order systems.
  • Strong knowledge of building systems, maintenance procedures, and safety standards.
  • Exceptional organizational and time management skills with the ability to multitask effectively.
  • Excellent communication and interpersonal skills to interact with tenants, contractors, and team members.
  • Leadership abilities to guide and motivate the maintenance team.
  • Familiarity with property management software and computer proficiency.
  • Knowledge of local building codes, regulations, and environmental standards.
  • Strong problem-solving and decision-making skills.
  • Ability to work flexible hours and respond to emergencies outside of regular business hours.
