Purpose
The EER Building Manager will serve as the primary point of contact for all facility, utility, security, safety, and operational continuity/support matters including providing comprehensive management, coordination, and oversight for the EER building to ensure efficient and effective operational support of research activities. The EER Building Manager reports to the Cockrell School of Engineering Director of Facilities Operations to ensure a safe, efficient, and high-performing environment.
Responsibilities
Facilities Operations, Renovations, and Project Coordination
- Coordinate laboratory renovations, equipment installations, and space improvement projects in partnership with Cockrell School personnel, faculty members, and research groups.
- Serve as the primary liaison with Facilities Services, Planning Design and Construction Services (PDC), Environmental Health and Safety (EHS), contractors, and vendors.
- Coordinate facilities-related work orders and service requests across multiple university service units, including Plumbing, Electrical, Locks and Keys, Furniture, Events, Moving Services, and other support groups.
- Monitor project schedules, communicate impacts to stakeholders, and help ensure projects are completed safely and efficiently.
Building Maintenance and Infrastructure Management
- Oversee maintenance, repair, and safety activities for EER.
- Identify, troubleshoot, and resolve facility and infrastructure issues affecting building operations.
- Coordinate preventive maintenance activities and building system inspections.
- Develop scopes of work, estimate project requirements, and submit work orders related to repairs, renovations, and operational improvements.
- Monitor building systems and support efforts to ensure reliable operation of critical infrastructure.
Work Order Administration and Space Readiness
- Manage Facilities Services work orders from initiation through completion.
- Serve as the primary point of contact for facility renovations and space-related projects.
- Coordinate laboratory clean-outs, move-ins, move-outs, and space readiness activities.
- Maintain accurate records related to facility projects and occupancy changes.
- Assist with space planning efforts and support departmental space inventory initiatives.
Chemical and Gas Distribution Management
- Manage specialty gas distribution systems and Maximum Allowable Quantities (MAQ) inventory controls and charge backs.
- Coordinate deliveries, storage, tracking, and usage documentation in accordance with applicable safety requirements and university procedures.
- Collaborate with researchers and safety personnel to ensure compliance with UT established standards.
- Serve on the CSE on call team and calibrate with the other CSE building Managers support team for all CSE managed buildings.
Space Management and Building Access Control
- Coordinate building access through university access control systems and serve as the primary contact for access-related issues.
- Support departmental planning efforts by providing accurate space utilization information and maintaining campus required space data / usage.
- Partner with faculty and administrative staff regarding office, laboratory, and shared space assignments.
Safety, Security, and Emergency Preparedness
- Serve as a liaison with Environmental Health and Safety, Custodial Services, University Police, Emergency Management, and other campus partners.
- Develop, maintain, and implement building-specific emergency preparedness and response procedures.
- Coordinate emergency planning, drills, training activities, and continuity-of-operations initiatives.
- Support compliance with safety regulations, university policies, and best practices.
- Serve on the CSE On-Call support team and safety committee to ensure compliance with EHS lab safety standards.
Other Duties
Perform other related duties and special projects assigned.
Required Qualifications
- Bachelor’s Degree in Facilities or Construction Management, Engineering, Business Administration or related field OR Four (4) years of trade experience, journeyman level or higher
- Three (3) years of experience in a supervisory/manager capacity
- Demonstrated experience managing building maintenance, building systems, facility projects, contractors, and vendors
- Experience coordinating multiple priorities, work orders, preventative maintenance, and facilities-related projects in a fast-paced environment
- Knowledge of building systems, including HVAC, electrical, plumbing, life safety, and building automation systems
- Knowledge of applicable building codes, safety regulations, and facilities management best practices
- Experience developing scopes of work, coordinating contracted services, and monitoring vendor performance
- Demonstrated ability to build collaborative relationships and communicate effectively with a wide range of internal and external stakeholders
- Demonstrated organizational, project management, and problem-solving skills with strong attention to detail
- Ability to respond to after-hours emergencies and participate on-call rotation as needed
- Proficiency with Microsoft Office and computerized work order or facilities management systems
